Pre-Demolition Readings

Pre-Demolition Readings

Abstract

Pre-demolition (pre-demo) readings play a critical role in ensuring a smooth transition from old HVAC systems to new installations. These readings help engineers and contractors assess system performance, identify potential issues, and plan demolition and construction phases effectively. However, obtaining accurate pre-demo readings can be challenging, especially when dealing with aging equipment, accessibility constraints, and incomplete maintenance records. This session explores best practices for conducting pre-demo readings in HVAC systems, including planning, coordination with controls contractors, selecting appropriate instruments, troubleshooting common issues, and interpreting circuit setter and pump flow data. Attendees will gain practical insights from a real-world case study involving over 160 VAV hot water coil circuit setter readings and two hot water pumps.

Learning Objectives

  1. Understand the Importance of Pre-Demolition Readings: Recognize the role of pre-demo readings in HVAC system assessment and how they impact system replacement and project timelines.
  2. Identify Key Challenges and Solutions in Pre-Demo Testing: Learn how to navigate common obstacles, such as inaccessible or clogged ports, aging balancing devices, and outdated system documentation.
  3. Apply Proper Techniques for Gathering and Analyzing Flow Data: Develop strategies for obtaining and interpreting flow data from various circuit setters, triple duty valves, and pumps using a combination of online resources and historical documentation.
  4. Enhance Project Efficiency Through Effective Planning and Coordination: Explore best practices for coordinating with controls contractors, selecting the right instruments, and executing pre-demo readings efficiently to support seamless system upgrades.
